Evergreen Plaza Redevelopment, Evergreen Park, IL

About this Project

Location: Evergreen Park, Illinois
Size: 200,000 square feet
Tenants: Whole Foods, Dicks Sporting Goods, DSW Shoes, Five Below, Petco, TJ Maxx, Ulta Beauty, Burlington, Dress Barn, Sketchers and shell work for smaller tenants
Architects: Rogvoy Architects
Duration: 2+ years
Challenges: tenant changes

Originally opened in 1952, Evergreen Plaza is known as the first modern indoor mall in the country. At 500,000 square feet, it operated continuously for 61 years before it went dark in 2012. In 2013 Lormax Stern acquired the asset and engaged Builtech to perform estimating and preconstruction services. Over the next three years, the mall was redeveloped into a modern, patron-friendly, walk-up mall including tenants like Whole Foods & Dicks. Builtech replaced the original contractor on the job and took over construction of the shell, the outlots, and all of the interior build-outs. In total, Builtech constructed more than 200,000 square feet of shell and interiors. Builtech navigated innumerable tenant changes through the course of the project. The ‘musical chairs’ of tenants, required construction and reconstruction of various sections of the buildings. Close collaboration with the owner and the tenant’s design teams was integral to the ultimate success of the project.
